Austin’s ‘Slackerville’ becomes a One Oak condo complex
Austin is experiencing a housing shortage, a shortage that is particularly noticeable as you head south from downtown.
Fortunately, the Canadians are there to save the day.
Vancouver-based Intracorp is getting involved to solve the problem with An oak, a condo complex planned for a storied site at 2209 South First Street in the Bouldin Creek neighborhood of South Austin. While the former working-class area has become one of the city’s most expensive — and is still largely made up of single-family housing — the 2.7-acre property was once home to an independent shopping mall called “Slackerville.”
The rock-walled mall closed in 2016, when investor Nate Paul’s World Class Holdings purchased the property. Austin’s Rastegar picked it up from World Class in 2019, then sold the land to Intracorp.
The Canadian company has released plans for redevelopment of the site in 2021. The four-story building will have 106 residences – one- to three-bedroom condominiums ranging in price from $400,000 to more than $1 million. Plans for the complex include eight live-work storefronts on the ground floor and 10 penthouses on the top floor; a courtyard with an infinity pool overlooking Bouldin Creek with private cabanas, outdoor barbecues and dining areas; a living room; a fitness and recovery center and coworking spaces. The company officially inaugurated the project on Friday and the move-ins are planned for the end of 2023.
Intracorp partners with Frost Bank, Resmark and Rastegar to develop One Oak. The lead architect is Chicago-based Pappageorge Haymes Partners. Austin’s Urban Foundry will lead the interior design. Hitchcock Design Group is the landscape architect and local firm Civilitude is the civil engineer. Brandon Miller Group, also based in Austin, is in charge of sales and marketing.
One Oak is one of three Intracorp developments underway in the Texas capital. The others are mixed-use residential projects Congress Lofts in St. Elmo and Conrad Austin and Conrad Residences Austin downtown.
