Another big industrial project in the works south of Dallas

An Illinois-based developer who recently sought approvals for a large business park in South Dallas is planning an even bigger industrial project in Hutchins.

IAC Properties plans to construct a more than 560,000 square foot distribution building on Wintergreen Road near Interstate 45 in southern Dallas County, according to planning documents filed with the state.

The $27.2 million project will open in May 2023 and was designed by Azimuth Architecture of Dallas.

Last month, IAC Properties applied for zoning to build a 29-acre warehouse project at the southwest corner of Beckleymeade Avenue and Penn Farm Road in Dallas. The industrial project of 2 buildings would total nearly 435,000 square feet.

Based in suburban Chicago, IAC Properties has approximately 2 million square feet of warehouses under construction in several US markets.

The commercial real estate company has warehouses in North Fort Worth, Grand Prairie, Lancaster and Southwest Dallas.

South Dallas County is North Texas’ most active industrial development market, with over 20 million square feet of space under construction.

And D-FW leads the nation with more than 56 million square feet of new distribution and warehouse projects under construction. That’s more than double the region’s pre-pandemic industrial construction.
